Key Responsibilities:

Contractor Assessment

  • Liaise with the tendering/contracts team to obtain all necessary financial details of potential contractors for tendering and pre-qualification processes.
  • Assist in evaluating and assessing the financial health and position of contractors to ensure they meet the company’s standards and requirements.
  • Perform financial analysis, including ratio analysis and variance analysis of contractors’ financial data, providing commentary on their financial health.

Actualization of BTS Projects

  • Assist in the filling of CAPEX templates and collection of project information related to BTS (Build to Sell) projects.
  • Ensure standardization and accuracy in completing these templates, adhering to agreed timelines for actualization exercises.

Commercial Settlement

  • Collect and process information related to inter-company or related party transactions and project management fees.
  • Monitor and escalate issues related to payments or receipts, ensuring timely settlement of invoices between parties.
  • Provide business support and update the CFO reporting pack on a weekly basis as part of the reporting requirements.
  • Manage stakeholder relationships to ensure effective communication and resolution of issues.
  • Inventory Reconciliation (Land and BTS Portfolio) during Integration.
  • Assist in the reconciliation of the company’s land bank and BTS portfolio during integration.
  • Perform title deed verification to ensure all documentation is accurate and up-to-date.
  • Balance Sheet Reconciliation Review during Integration
  • Review and ensure accuracy in balance sheet reconciliations, including payables, receivables, intercompany transactions, revenue, and unbilled accounts.
  • Resolve discrepancies in a timely manner to ensure accurate financial reporting.

Other Skills Expected

  • Strong analytical and technical skills.
  • In-depth knowledge of IFRS, Statutory Reporting, UAE VAT Law, and UAE Companies Law.
  • Advanced proficiency in Microsoft Excel and financial modeling.
  • Ability to manage frequent internal and external contacts.
  • Ability to work effectively in a fast-paced environment with multiple deadlines.
  • Strong team orientation with excellent attention to detail, analytical skills, and communication and presentation abilities.

Qualifications & Experience – Minimum Qualifications:

  • Chartered Accountant qualified (or ACCA).
    Advanced Microsoft Excel skills with financial modeling expertise.

Experience:

  • At least 5 years of experience in a senior accountant or similar role.
  • Experience in an audit firm is preferable.
  • Real estate industry experience is a plus.
  • Proficiency in Oracle R12/Oracle Fusion and Salesforce ERP systems.

Other Requirements:

  • UAE driver’s license required.
  • Candidates must be immediately available
  • This a 6 months renewable contractual position
